Most people buy a home with a checklist: bedrooms, finishes, price, distance to town. Few ask the question that matters most. Will this neighborhood help my family stay healthy for the next twenty years?
Researchers have been measuring exactly that for decades.
The short answer: people who live in walkable, green, safe neighborhoods with shops, schools and work nearby tend to be more active, less stressed and more connected. Studies link those conditions to longer lives and healthier children. That combination is what a mixed-use, master planned community is designed to deliver.
What is a mixed-use, master planned community?
A mixed-use, master planned community is a neighborhood designed as a whole before building starts. Homes, schools, shops, workplaces, healthcare and green space sit within walking distance, and density, building heights and roads are fixed and managed over time.
6 research-backed benefits for your health and family
1. You move more without trying
People in walkable neighborhoods get up to 90 more minutes of exercise a week. The IPEN Adult Study tracked nearly 7,000 adults across 14 cities with activity monitors. Those living near connected streets, shops and parks did up to 90 extra minutes of activity weekly, about 60% of the recommended amount. No gym required.
2. Green space is linked to a longer life
More greenery around your home is associated with fewer premature deaths. A 2019 WHO-backed review in The Lancet Planetary Health pooled studies of over 8 million people. Each step up in greenery within 500 meters of home was linked to a 4% lower risk of premature death.
3. Lower stress and cleaner air
A walk in nature calms the brain in a way a walk beside traffic doesn’t. In a Stanford experiment, a 90-minute nature walk reduced rumination and activity in a brain region linked to depression. The same walk along a busy road changed nothing. Air matters too: in Nairobi, traffic and road dust make up roughly 74% of fine particle pollution.
4. Children grow up mentally healthier
Children raised near green space have a lower risk of mental illness later in life. An Aarhus University study of almost one million Danes found those with the least childhood greenery had up to a 55% higher risk of a psychiatric disorder. But children only benefit if they’re allowed out. Where parents feel unsafe, kids play outside about 20 minutes less each day.
5. Shorter commutes protect your relationships
Long commutes strain families. A study of two million Swedish households found couples where one partner commuted over 45 minutes were 40% more likely to separate. When school, shops and work are close, those hours go back to your family.
6. Neighbors become community, and community extends life
Strong social ties are one of the best-studied predictors of a long life. A review of 148 studies covering over 300,000 people found stronger relationships meant a 50% greater likelihood of survival. Design helps: residents of walkable, mixed-use areas are more likely to know and trust their neighbours than those in car-dependent suburbs.
Most of these studies show strong associations rather than proof of cause. But the pattern holds across countries, decades and millions of people.
What this looks like at Tilisi
Tilisi is a 400-acre mixed-use, masterplanned development 25km from Westlands. We designed Maisha’s homes around the research above:
Room to move: a 6.8km jogging track, footpaths and cycle lanes throughout.
Safety parents can trust: a fenced estate with three manned entrances, CCTV and 24/7 security.
Space for children: play areas, a multipurpose sports court and landscaped open ground.
Daily needs close by: Naisula International School is already open, a logistics park hosts 20+ companies, land is zoned for a hospital, and a Chandarana-anchored retail centre is targeted for Q4 2029.
A real community: over 400 families and 1,000+ residents already call Maisha home.
The question to add to your checklist
Bedrooms and finishes still matter. But the streets outside your door shape your health, your children’s future and your relationships far more than the tiles inside.
Come and walk Tilisi yourself. Explore apartments at Maisha Mapya and Maisha Makao or townhouses at Maisha Mema, and book a site visit at maishadevelopments.co.ke.
